10 Best Caravan Holiday Parks With Fishing Lakes - 2025
A caravan holiday park with fishing has the potential to keep everyone happy on a family holiday. If you get it right, you can find a resort with swimming pools and kids' clubs for children as well as fishing lakes for grown-ups.
There are restrictions in place at some sites with fishing, so make sure you've got the right licences and permissions before you arrive with a car full of equipment and children. At the time of writing, you need to buy a modestly priced rod licence to fish 'for salmon, trout, freshwater fish, smelt or eel with a rod and line' in fishing lakes. Sea fishing is more relaxed but there are still some rules.
We've picked out a caravan holiday park with fishing from 10 of the UK's most popular holiday counties and resorts. Some have fishing lakes, some are near a beach for sea fishing whilst others are alongside rivers for fishing. Most of the ones we've picked are family-friendly holiday parks rather than adults only resorts.
We chose our top 10 by looking at customer reviews, awards, onsite facilities, number of fishing lakes, location and value for money. We did a price comparison by looking for a week in August 2025. You can get a much cheaper week away outside of school holidays.

1. Haven Burnham on Sea Holiday Park, Somerset (lake fishing)
**Haven's 2025 Offers: Easter from £65 + Summer from £215**
Haven is probably the most famous name in the UK's caravan park market. Their holiday resorts tend to be busy, family-friendly and near to a beach. If you're into fishing, Haven Burnham-on-Sea in Somerset is one of their best. It's got two fishing lakes including a coarse fishing lake with 'bream, carp, perch, roach and rudd'. You need a current rod licence.
Haven Burnham-on-Sea also has an impressive range of activities for those who don't know one end of a fishing rod from the other.
It's got a good sized indoor swimming pool with stuff for kids (and dads) to mess around with. There's also an outdoor swimming pool for the 10 minutes each year when England gets a heatwave. Other stuff includes crazy golf, a boating lake, tennis, pottery painting, a climbing wall, bowling alley, archery, evening entertainment and kids' clubs. Bear in mind that you pay extra for some activities.
Reviews for Haven Burnham on Sea average 4/5 on TripAdvisor or 4.3/5 on Google Reviews (or 83% overall).
Price: £765 for a family of four staying in a Haven Saver caravan for a week in early August 2025. Saver accommodation is the cheapest available at Haven resorts. You can upgrade to Bronze, Silver, Gold and Signature if you want things like a wider caravan or a better view (read our guide to Haven's accommodation grades or the official Haven accommodation guide).

2. Haven Primrose Valley Holiday Park, Yorkshire (lake fishing)
Another highly-rated Haven caravan holiday park with fishing is Primrose Valley, which is near the beach at Filey in Yorkshire. It's got a freshwater fishing lake with 'carp, pike, roach and tench', according to the website.
It's a very (very) large caravan park with lots to do and a customer review score of 3.5/5 on TripAdvisor and 4.3/5 on Google Reviews (or 78% overall). I'd say it's a good choice for a family holiday where you're hoping to sneak off for a bit of fishing, rather than somewhere you can expect complete silence for a whole week. Primrose Valley appears in our guide to the five biggest Haven resorts, as it has almost 1500 caravans.
Visitors get access to two indoor swimming pools (including slides and that sort of thing), an outdoor swimming pool, which is ideal for Yorkshire's famously tropical climate, eight different places to eat and drink, three playgrounds, a boating lake, tennis courts, a climbing wall, a boating lake and a funfair.
It's also right by the beach, which is the case with a lot of Haven holiday parks. Primrose Valley is also the first Haven to have its own Wetherspoons pub.
Price: £845 for a week in a caravan for a family of four in early August 2025. Haven holidaymakers can choose whether or not they want to pay for the leisure facilities, or whether they just want a base for a holiday. If you want to use things like the swimming pool, then you need to choose a standard 'Haven' holiday. If you just want a caravan, go for Haven Hideaway.
The price quoted is for a standard Haven holiday as that's what most people choose.

3. Trevella Holiday Park, Cornwall (lake fishing)
If you want to try fishing at a holiday park in Cornwall then take a look at Trevella Holiday Park near to Newquay. It's got two fishing lakes, which are on the edge of the park. You obviously need the correct licence.
As a holiday resort, it scores very well with customers with an average of 4/5 on TripAdvisor and 4.4/5 on Google Reviews (or 84% overall). Despite being in Cornwall, it isn't right by the sea but you can get to Crantock Beach in about five minutes in the car.
The busy beaches of Newquay are 10 minutes drive. Being towards the middle of Cornwall isn't actually as inconvenient as you might imagine as you can reach several beaches and resorts without spending the whole day in the car with impatient children (and spouses).
It's also not too far to Padstow and the Eden Project.
Onsite facilities are good, though not quite as abundant as some resorts. It has an outdoor swimming pool, an adventure playground, minigolf and a games room. However, there's no onsite restaurant.
The site is run by Park Holidays UK, which is a respected name in the caravan site market. They've got about 40 resorts across the country.
Price: £1149 for a caravan for a family of four for a week in August 2025. To get the best value from this park, I would invite grandpa and then pay £115 extra for a three-bedroom caravan that sleeps eight people.

- White Acres Holiday Park near Newquay (lake fishing)
- Meadow Lakes Holiday Park near St Austell (lake fishing)
4. South Lakeland Leisure Village/Borwick Lakes Holiday Village, Yorkshire/Lake District (lake fishing)
Borwick Lakes is a holiday park with access to five fishing lakes, including four of its own lakes and another lake at the adjacent resort called South Lakeland Leisure Village. Between the two you've got access to 'specimen carp (30lbs+), chub, tench, roach, silver fish, crucian, perch, bream, skimmers and more'.
You can use any of the lakes regardless of which of the two resorts you are staying at, although you pay about £5 per day to fish at Borwick Lakes.
The park is well located for visiting Yorkshire, the Lake District and Lancashire. The rolling hills of North Yorkshire are on the doorstep whilst Windermere is a 25 minute drive. A trip to the beach at Morecambe is only 15 minutes.
The other notable plus point with Borwick Lakes is that you have access to a really high quality leisure centre with a good sized swimming pool, salon, gym and restaurant. If you book one of the more expensive lodges or caravans then you get to use the facilities for free. Otherwise, you have to pay a supplement for a leisure pass.
Borwick Lakes is quite close to the M6. That makes it convenient for travelling from Manchester, Liverpool and Glasgow, but it isn't as silent as some holiday parks.
Price: £1070 for a Silver Lodge for a family of four for a week in August 2025 at South Lakeland Leisure Village. If you wanted to use the leisure facilities, it cost an extra £116 for the week for four people. That gives a total of £1186 (we'll use this figure in our comparison at the bottom of the page).

Other nearly holiday parks with fishing include:
- Ribby Hall Village which has fishing lessons, at the time of writing
5. Haven Kent Coast Holiday Park, Kent (fishing lake)
**Winner: cheapest holiday park with fishing**
Haven's Kent Coast Caravan Holiday Park is notable for being the closest family-friendly caravan holiday to London (as far as I'm aware, anyway). It would take you about an hour to drive there from Central London.
It was known under a different name - Haven Allhallows - until it was renamed in 2023.
Kent Coast has a coarse fishing lake with 'bream, carp, perch and tench' so it's a good one for anglers to escape for a weekend.
The park's review scores have improved in the last few years and it now scores 77% overall (3.5/5 on TripAdvisor or 4.2/5 on Google Reviews). That's not quite as high as some Haven resorts but it's still decent.
Besides the fishing, it has an indoor swimming pool and kids' activities on a large site. Technically it's a coastal holiday resort but it's worth realising that it's on the muddy Thames Estuary so not exactly the glorious sandy beaches you get in Cornwall or on the Isle of Wight.
Haven's Kent Coast has undergone some major improvements. In summer 2022, it opened new aerial adventures, kart hire, bungee trampolines and other activities as part of a new adventure village. The main entertainment area has also been revamped with a terrace overlooking the Thames.
Price: £669 for a family of four staying at Kent Coast in a Saver caravan for a week in August 2025.

6. Warmwell Holiday Park, Dorset (lake fishing)
**Warmwell offers: Lodge holidays from £169**
Warmwell Holiday Park is run by a company called Parkdean Resorts which has dozens of caravan holiday parks around the UK. This resort in Dorset has got two 'well stocked lakes' including one which is 'perfect for holidaying hobbyists' and another which is a 'top spot for serious anglers'.
Warmwell Holiday Park isn't right by the beach but it's big and is a good choice for a busy (and noisy) family holiday, rather than a week of absolute silence.
Facilities at Warmwell include a ski slope (no, really) as well as more conventional holiday park things such as mini ten pin bowling, an indoor swimming pool, crazy golf, an adventure playground, archery, soft play, an onsite restaurant, kids' clubs and children's entertainment.
Warmwell ranks as one of Parkdean's most popular holiday parks. It scores 4.4/5 on Google Reviews of 4.5/5 on TripAdvisor, giving an impressive average of 89%.
Once you've been skiing and caught some fish you can drive to Bournemouth in 40 minutes or Weymouth in 20 minutes.
Some of the accommodation is are pet friendly and wheelchair accessible whilst some of the more expensive lodges are alongside the lakes.
Price: £1449 for a family of four in August 2025 in a two-bedroom lodge. It's worth noting that the accommodation Warmwell is lodges rather than caravans, so it is more spacious than most parks in this guide.

Other holiday parks in Dorset include:
- Wood Farm Holiday Park (licence required, quite small fishing lake)
- Swandown Lodges ('small fishing pond' on the site and there's a farm three miles away where you can pay to fish).
7. Solent Breezes Holiday Park, Hampshire (sea fishing)
As the name suggests, Solent Breezes Holiday Park overlooks the Solent in Hampshire. It's a really interesting stretch of water with cruise ships, container ships and yachts to watch.
There's a useful review of sea fishing at the site which says that if offers "typical estuary type (fishing) with school bass, sea bream and flatties".
It goes on to suggest that "shellfish and worms can be dug here at low tide for bait" and that your best bet is a "stiff carp rod and fixed spool loaded with 8-10lb line and a 2oz lead". Thanks to Keith for that review. He clearly knows more about fishing than I do.
Beyond the sea fishing, the resort has a heated outdoor swimming pool and a clubhouse which was revamped recently. It's a relatively small holiday park but there's also a tennis court, evening entertainment and a playground.
For days out, options include Peppa Pig World/Paultons Park (40 minutes) and Marwell Zoo (35 minutes). There's a good shopping outlet called Gunwharf Quays (30 minutes) or you can have a day trip to the Isle of Wight from Portsmouth or Southampton (30 minutes, plus a 25 minute passenger ferry).
Solent Breezes is another one run by Park Holidays UK. It scores 4/5 on TripAdvisor and Google Reviews, or 80% overall.
Price: £1109 for a family of four in a caravan in August 2025. This is a Gold Plus grade caravan, but it was the cheapest we could find for those dates. For about £110 more you can get a larger caravan which sleeps up to eight people, which makes it better value.

8. Thorness Bay Holiday Park, Isle of Wight (sea fishing)
Thorness Bay is a Parkdean Resorts caravan park that sits alongside a scrubby beach, which is popular with anglers and sunset-gazers. I'm no expert, but according to WhereToSeaFish.com:
'This is a superb bass fishing area with good catches of smoothhounds in the summer as well. The sole tend to keep things busy in the autumn months and whiting and codling during the winter mean there is never a dull time'
The resort itself doesn't score quite as highly as some other Isle of Wight holiday parks but it's also one of the cheaper caravan parks on the Island. Its average review score is 74%.
The resort has got an indoor swimming pool as well as a bar and restaurant, sports court, playground and evening entertainment. Guests also get access to the three other Parkdean Resorts on the Isle of Wight, which are Nodes Points, Lower Hyde and Landguard.
Price comparison: £879 for a family of four staying in a Regatta Chalet for a week in August 2025.

9. Southview Holiday Park, Skegness, Lincolnshire (lake fishing)
Southview Holiday Park in Skegness (also known as Southview Leisure Park) is a cheap, family-friendly resort which has two fishing lakes. You need a rod licence to fish at Southview.
It scores 4/5 on TripAdvisor and 4.1/5 on Google reviews, giving us an average of 81%.
Southview has plenty for families to do including an indoor swimming pool (quite a simple pool, but it's a good size), a golf course with nine holes, a playground, restaurant and sports court.
As with most Skegness holiday parks, it isn't right by the beach but you can drive to the seafront in five minutes. The caravan park is run by Parkdean Resorts, which has dozens of sites around the UK and tends to be mid-priced in the caravan holiday market.
Price: £799 for a family of four for a week in early August 2025 in a Liphook caravan. That's an eight-person, so it could work out as a very cheap holiday if you could cope with seven other people.

10. Ladram Bay Holiday Park, Devon (sea fishing)
If you want to try a bit of sea fishing on your holiday, then Ladram Bay Holiday Park is worth a look. According to a blog on their website you might catch 'bass, mackerel, conger eels, plaice, pout whiting, wrasse, dogfish and pollock'. Alternatively, you might catch nothing...
Ladram Bay is a really popular and busy holiday park for non-anglers. Facilities include an indoor swimming pool with sauna and steam room, a gym, restaurant and bar, indoor soft play, crazy golf, kayaking, paddleboarding, kids' clubs and evening entertainment.
The local beach is very nice or you can drive to Sidmouth, Exmouth or the Jurassic Coast.
It's a short drive to Sidmouth or Exmouth, which are pretty little towns, and it's also close to West Dorset's Jurassic coastline. Average reviews are 4.5/5 (TripAdvisor and Google Reviews).
As far as I understand it, you don't need a rod licence for sea fishing (whereas you do for lake fishing) but there are still some rules you need to follow.
Price: £1743 for a family of four in August 2025 in a six berth comfort caravan.
