Seal Bay is a huge holiday resort that comprises three adjacent caravan holiday parks in Selsey on the Sussex coast (Seal Bay Green Lawns, Seal Bay White Horse and Seal Bay West Sands) as well as a touring site for people who want to camp or bring their own caravan (Seal Bay Warner Farm).
It was called Bunn Leisure Resort for a long time before rebranding in 2022.
It is probably simpler to see Seal Bay Resort as one holiday park with different villages, as you can use all the facilities regardless of where you stay.
But is a holiday at Seal Bay Resort any good? And which is the best of the three caravan parks for a family holiday?
If you just want the summary, we think that Seal Bay West Sands is the best option for a family holiday as it is nearest to the beach, restaurants and swimming pool. It also has the best choice of accommodation. However, Seal Bay Green Lawns is good for adults and couples who want a quieter holiday park and don't mind a 20-30 minute walk or a short bus ride to the beach.

Does Seal Bay Holiday Park get good reviews? (formerly Bunn Leisure)
TripAdvisor bundles the three Seal Bay caravan parks into one, so the reviews all relate to the overall site. This makes some sense, as you can see Seal Bay as one park with different villages. When we checked, the overall rating on TripAdvisor was 3.5/5 from about 1800 reviews.
On Google reviews, Seal Bay Resorts overall scores 4.3/5. There are also scores for the individual resorts - Seal Bay West Sands scores 4.3/5, Seal Bay White Horse scores 4.3/5 and Seal Bay Green Lawns scores 4.5/5.

Which is the best park at Seal Bay – Green Lawns, West Sands or White Horse?
Whichever park you choose at Seal Bay Holiday Park, you can use the same facilities. Picking the ‘best’ one depends on what you’re after.
- Seal Bay West Sands is the biggest caravan park. It has by far the biggest range of facilities including an indoor swimming pool and the biggest range of accommodation. It’s also nearest to the beach.
- Seal Bay White Horse is the mid-sized caravan park, but it’s still considerably smaller than Seal Bay West Sands. It has a small range of its own facilities including an outdoor swimming pool or you can walk to the West Sands facilities in about 20 minutes.
- Seal Bay Green Lawns is the smallest and quietest of the three caravan parks. It has its own music venue and some simple facilities or you can walk for about 30 minutes to West Sands to use the main facilities. We’ll cover more detail on the facilities at Seal Bay Resort further down the page.
Which Seal Bay Resort (formerly Bunn Leisure park) is nearest to the beach? West Sands, White Horse or Green Lawn?
You can walk to the beach from all three of the parks at Seal Bay Holiday Park, but Seal Bay West Sands is the closest by far.
Some of the accommodation at Seal Bay West Sands (formerly Bunn Leisure West Sands) is so close to the beach that you might get your feet wet in bed. The accommodation at the far end of the West Sands site is only about 10 minutes' walk to the beach.
Seal Bay White Horse is about 20 minutes' walk to the beach whilst Seal Bay Green Lawns is 25-30 minutes' walk, depending on where you are on the site.
There is a bus which travels around the sites, so you don’t need to walk everywhere.
Some of the accommodation at Seal Bay West Sands (formerly Bunn Leisure West Sands) is so close to the beach that you might get your feet wet in bed. The accommodation at the far end of the West Sands site is only about 10 minutes' walk to the beach.
Seal Bay White Horse is about 20 minutes' walk to the beach whilst Seal Bay Green Lawns is 25-30 minutes' walk, depending on where you are on the site.
There is a bus which travels around the sites, so you don’t need to walk everywhere.
What facilities and activities are available at Seal Bay Resort (formerly Bunn Leisure Holiday Park)?
Seal Bay Holiday Park has got an impressive choice of activities and facilities, particularly if you don’t mind walking between the three adjacent caravan parks.
The majority of the attractions are on the Seal Bay Resort West Sands part of the resort, but there are also some things to do at the Seal Bay Resort Green Lawns and Seal Bay Resort White Horse parts of the resort.
You pay extra for some activities, such as bowling at Seal Bay Resort White Horse.

- Seal Bay Resort West Sands has the best and biggest range of facilities. There’s a large indoor swimming pool complex called ‘The Oasis Health and Leisure Complex’ which includes a couple of swimming pools, a waterslide and a lazy river. There are also two playgrounds, a sports court, a go-kart track, crazy golf, a fun fair, a kids' club, a gym (which costs extra), a shop, an amusement arcade, an evening entertainment club and a couple of restaurants/bars.
- Seal Bay Resort White Horse has an outdoor swimming pool, a playground, an amusement arcade, bowling alley, shop and a restaurant/bar.
- Seal Bay Resort Green Lawns has hair and beauty treatments, a playground, tennis and a live music venue.

How much does a Seal Bay Resort holiday cost? Which is the cheapest – West Sands, Green Lawns or White Horse?
For an approximate price comparison, we looked at the cost of a week-long family holiday for two adults and two children on three dates in 2024. We didn’t include any optional extras and looked for the cheapest accommodation available.

Which has the best accommodation at Seal Bay Holiday Park? West Sands, Green Lawns or White Horse?
- Seal Bay Resort West Sands has the biggest range of accommodation with 19 different grades and types of accommodation in total. There are caravans for 6-8 people including some of which are accessible. There are also some larger self catering houses near to the beach which sleep 10 and have hot tubs.
- Seal Bay Resort Green Lawns has 10 different types of caravan, including some accessible caravans. There’s also a self-catering house onsite which sleeps 12.
- Seal Bay Resort White Horse just has 4 different types of caravan for hire.
Is there Wi-fi at Seal Bay Resort (formerly Bunn Leisure)?
When we checked in November 2022, you had to pay extra for Wifi in most caravans at Seal Bay Resort. According to the website, 'Platinum' caravans and Holiday houses include complimentary Wifi whilst other grades or caravan (standard, bronze, silver, gold) are 'Wifi enabled' but you have to pay extra to use it.
Conclusion
Whichever park at Seal Bay Resort you stay at, you get to use the same facilities and in our price comparison there was no difference in the price of the cheapest accommodation available.
Reviews are practically identical, so the only real decision is whether you want to be near to the beach, indoor swimming pool and other attractions or if you’d rather be further away in a quieter part of the park.
Personally, I’d prefer to be near the beach, swimming pools and restaurants so I would go for Seal Bay Resort West Sands. If you're travelling as a couple or if you're a family who wants a bit of peace and quiet and doesn't mind a 20-30 minute walk to the beach then I'd go for Seal Bay Resort White Horse or Seal Bay Resort Green Lawns.
Reviews are practically identical, so the only real decision is whether you want to be near to the beach, indoor swimming pool and other attractions or if you’d rather be further away in a quieter part of the park.
Personally, I’d prefer to be near the beach, swimming pools and restaurants so I would go for Seal Bay Resort West Sands. If you're travelling as a couple or if you're a family who wants a bit of peace and quiet and doesn't mind a 20-30 minute walk to the beach then I'd go for Seal Bay Resort White Horse or Seal Bay Resort Green Lawns.
